|Recommended: NoI am very flustered — I just got charged for a utility reimbursement for what I think that this place needs to stop doing so much community stuff and work on getting the rent at a more reasonable price. It isn't like the places are that nice. They do the job but when I get charged for something that I was not aware of and then Foxen just charges you for money and you can't get into the portal to let them know you don't need their help of charging 8 then you change your password and still can't get in and then you go to get help and it won't let you in. Parking isn't great when you have this tiny garage so 1 vehicle can get in and then you have to move the other one so you can get out and then put it back, really a hassle. On a brighter note, the community is safe and they have doggie bags and encourage you to clean up after your pets.

|Recommended: YesGreat place to live — If you’re looking for a quiet neighborhood with easy access to Franklin and surrounding communities, look no further than Manchester Oaks. I have lived here for almost 2 years and it is such a great place. Maintenance and office staff are always on top of things and the kindest people. For more of a “condo” type living, you get a lot for what you pay for. The community events, pool and outdoor amenities are a plus plus easy access to the beautiful Whitnall Park. Every apartment has its downfalls, but there really aren’t many here. Noise is relatively minimal, if something breaks, it’s fixed the next day. The neighbors respect one another and that’s hard to find these days I love living here and am so appreciative of Manchester Oaks and their hospitality and attentiveness.

|Recommended: YesOverall great place and community with some minor work needed — So far, this place has been very great for us. The staff is really kind and willing to help with anything we need. The community seems overall friendly and it's a quiet place in spite of being fairly close to HWY 100. We haven't been able to use the amenities yet pool, tennis court, workout room, basketball court , but they look very clean and well maintained.
With that said, some of the interior could use a little work. The outside closet isn't sealed off or painted, some of the cabinet doors are a bit crookedly put on and the smell was a bit off when we first arrived, but the walls between apartments seem pretty solid and the layout is cozy. A few extra touches and fixes and this place would be perfect.

|Recommended: YesFantastic first experiences — We cannot say enough good things about how friendly, welcoming, and helpful Alyssa has been through the rental and move in process. She was 100 transparent about everything relating to living at Manchester Oaks.
The quality of the rental unit, property and amenities is well above those of other properties that we looked at prior to making our decision.
Also important in our decision were the policies about what we could do to create storage in the garage with shelves and decorating our space. It was also a standard well above other properties.

Great new carpet. Doors etc and cabinets are builder grade. Some cabinets have scratches and chips, very disappointing flat paint walls .
Still marked up pretty bad from last tenants.
These thing do not reflect on the staff at all Staff like I said before are amazing. Professional friendly, and responsive.

|Recommended: NoI feel a little sad — After making a maintenance request, I received no response, so I contacted them again in two weeks and they said they would do the maintenance on the same day. I think they probably forgot. There are quite a lot of bugs in the house. The patio is full of bugs and I can't open the windows. I think the house is not airtight and bugs come in from all over. I've sealed up all the places at my own expense, but bugs still come in. I really want the manager to take measures, but they don't.
Also, the noise of the residents on the second floor is quite loud even late at night. Sometimes I can't sleep.

Regarding the maintenance request, our records show that the last request we received from your unit was back in November, and it was completed at that time. We haven’t seen any new maintenance requests submitted since then, so we’d love to make sure we’re not missing anything. If you have any new or ongoing issues, please let us know right away so we can assist.
As for the bugs you’re seeing around the patio, unfortunately, we’re not able to treat the exterior of the building. However, you’re welcome to purchase bug spray or repellents from your local hardware store to help manage this issue.
Regarding the noise you’ve mentioned, some level of noise is typical in an apartment community, but we want to ensure it doesn’t impact your comfort. We do not have any noise complaints on file for your apartment, so we’d really appreciate the opportunity to speak with you in person and learn more about your situation. Please stop by the office at your convenience so we can talk through everything in more detail and work together on a resolution.

|Recommended: NoRough move in last few weeks, so far not impressed. — I’m hopeful these immediate concerns will be acknowledged completed ASAP, ie. A C not working for weeks, ant infestation, structural safety issues, dripping faucet, no fireplace mantle, no ceiling fans, garage doors not closing, let alone locking properly, outdoor security lights either burnt out or not working properly, key fob not working, 2 minutes of moving in getting parking tickets tow threats from maintenance, less than a warm welcome thus far. I am hoping for a fast resolution to all these issues ASAP. If not, I’ll be having my legal team in contact soon regarding lease violations and inconsistencies.
